The Richland Estate is the big one: a historic Fredericksburg home rising three full stories within the quiet of Settlers Crossing, with four bedrooms and space enough to sleep ten. The main house holds four bedrooms across its three stories:
Three bedrooms, each with a large bed
One bedroom with two twin beds
Bathrooms in the main house: two full baths and one half bath (2.5 total).
Just outside, a separate barn apartment adds two more twin beds - a great spot for kids, teens, or extra guests who don't mind their own space. Please note: the barn apartment has a shower and sink but no usable toilet, so those guests use the bathrooms in the main house, a short walk away. Keep this in mind when deciding who sleeps out there.

Settlers Crossing is a preserved collection of historic Hill Country homes set on peaceful acreage just outside Fredericksburg, Texas. It's genuinely country here - open fields, mature oaks, farm animals, and the kind of quiet that's hard to find anymore - yet you're only a short drive from Fredericksburg's Main Street, its wineries, and the wider Hill Country. The setting is the whole appeal: history you can stay inside, and stillness you can't get in town.

There's no shortage of Hill Country to explore. Fredericksburg's Main Street has shops, galleries, German bakeries, and some of the best dining in the region.
The surrounding wine country is one of the largest in Texas, with dozens of tasting rooms within a short drive. Luckenbach - just down the road - is a legendary little dancehall town with live music and cold drinks.
Enchanted Rock offers hiking and famous stargazing, the Willow City Loop is a classic scenic drive (spectacular in bluebonnet season), and Old Tunnel State Park draws crowds for its nightly bat emergence.
For quieter days, the grounds of Settlers Crossing are a destination all their own - a walking trail winds through the oaks and pastures, and Paco, our resident donkey, is usually out to say hello.

Once you've settled in at the property, though, you may find you don't want to go anywhere at all.
